Summer brings the opportunity to open those patio doors and step into the garden – weather permitting, of course. Bring back the sunshine but perhaps not the unbearable heatwave!

Whether it’s mowing the lawn and weeding the borders, having a barbecue, or relaxing on a sun-lounger or egg chair, our gardens are a great reason to get outdoors – and have kept many of us going during the confinements of lockdown.

Lockdown has also seen many people sharing their tips for garden makeovers – and it’s important to know what to do and what not to do.

There are a number of garden features and makeover ideas that could add value to your home.

If all of them were used, that could be adding as much as £233,000 to the value of your home.

And with the average house price now at £244,000 for the UK in July 2021 – and at £223,000 in Birmingham – that would be a whopping boost of 95 per cent (104 per cent in Birmingham).

1) Deck It Out
Value Increase = 10%

This spike in demand for decking has transferred over to what new buyers are willing to pay for a home with decking already installed. In fact, having decking already in your back garden can raise the value of your home by around 10 per cent. Based on the current average UK price, that’s a £24,000 boost.

2) A New Lick Of Paint
Value Increase = 5%

A new coat of paint on the exterior of your house may seem like a big job but it can be well worth it, with experts saying it increases value by 5 per cent, which at present is around £12,000.

3) Weatherproofing
Value Increase = 3.6%

The experts at onlinemortgageavisor say that although the initial outgoings are quite high, with a weatherproof coating costing around £5k you can expect to see your home’s value rise by £8,000.

4) Add A Garden Room
Value Increase = 5%

This garden feature can seem like a big spend but when you consider that they can increase your property’s value from between 5 to 15 per cent, it’s hard to argue against them. And it could serve as a home office, mancave or gym, solving all those space issues that arose as lockdown changed our lives.

5) Let The Outside In With Bifolding Doors
Value Increase = 10%

Bifolding doors can change a section of the home from being blocked off from the outdoors to an awesome flowing space where you can gain the best of both worlds. But that’s not all the benefits you’ll receive when adding this to your home, you’ll also be improving the value of your property by around 5-10 per cent.

6) Hot Tub
Value Increase = 27%

In a recent article by propertyhelp, which cites data from Post Office Money, adding a hot tub to your home can increase its value by a staggering 27 per cent, which translates to around £65k when you look at the average price of a home in the UK. Of course, this doesn’t refer to portable, freestanding hot tubs that you’ll no doubt take with you when you move, but to those that are built-in, permanent fixtures.

7) Swimming Pool
Value Increase = 22%

We didn’t predict it to be something that increases house values, especially in the UK where weather can be unpredictable, however, it turns out that a swimming pool not only will increase it but by some margin, to the tune of 22 per cent.

8) Conservatory
Value Increase = 10%

According to Post Office Money, a conservatory will add around 10 per cent to the value of your house. A really good investment when you consider the uncertain weather we’re used to getting – as well as the need for office space with more and more people working from home and not necessarily having spare bedrooms to sit in all day.

9) Firepit
Value Increase = 1.2%

Last on the list of makeover ideas from MyToolShed, we have fire pits. The fire pit is something that only came into fashion over the last year or so and is still a well sought after garden feature this year.

The great thing about this is that, while fire pits can be expensive, especially if you add one that’s top of the range, you will more than likely regain the money you spent on it when it comes around to selling your property, as according to firepitsdirect, installing one at home can add nearly £3k to your home’s value.
